I provided a client with a supervisor that was expected to run an entire project. The client complained about the employee not doing what he was supposed to. I spoke with employee he claimed the client would not pay the subcontractors so they would not come to project and perform work. Now this same client owes me 2 months worth of invoices totaling 33k and some change. I offered a reduced settlement In writing as the client requested . I sent it out with a 24 hour date on it. Builder gave us a price when we signed the contract of $200,000. We gave our earnest money, choose house colors and details and we were promise the house of our dreams. After 2 weeks without an update, I called the sales person and he advised me that corporate had not accepted the rate they had given us. That if we really wanted the house to be build and for us we need it to sign a new contract for $213,000. If not, that they would cancel our contract, which was already at the title company by the time, and give us our money back. I told them that of course I was not going to accept nor sign a cancellation because I was not cancelling anything. At the end, they cancelled on their own and just told me to pick up the earnest money and that our house project was cancelled. We were so devastated, we had to renew our contract again at the apartments, had to look for a new builder and we just felt really discriminated because we were not able to get the house at the price they gave us since it was the top amount the lender had given us. ...Read More

We have an unusual situation with our job at 1802 Carriage Run West. We provided ready mix concrete to Arthur Sanders (contractor) for use at 1802 Carriage Run West Conroe, TX on 6/11/21. Arthur Sanders paid for the concrete with a credit card on the same day, 6/11/21. The contractor, then disputed the charge on 7/24/21 with his credit card company. Yellow Jacket responded to the dispute on 8/6/21 and now the credit card company has until 9/8/21 to make a decision. My question is, when does the time clock start for the required notices? I spoke with Kelsey/Levelset and she assured me during a telephone call earlier today that our lien rights are still protected with this Notice of Intent to Lien scheduled to go out within 4 days. Can you please confirm? My concern is I still see a Levelset alert that our payment is not protected. Please advise on the above. Thank you...Read More
