PennsylvaniaI quoted a front door and storm door replacement for a friend last December.
Because of a relationship I did not have them signed a contractor give it deposit. However, I have clear documentation that I gave them pricing and they gave me the go ahead to order.
Because of supply chain issues, the door got pushed back a few months and finally arrived the end of May. I stayed in close communication with them the whole time and they seemed understanding. However, when the door arrived and I called them to schedule, they said they ordered another door and paid for it the day before. Am I at least able to recoup my cost of the door and storm door through a mechanics lien?
PennsylvaniaIn Pittsburgh, Pa. Subcontracting on a basement remodel. I gave a bid for the exact work to be done. I was to be paid for all material prior to starting, only received partial payment. Prior to and during the rough in I was asked to do extras not in my bid. I performed these. Paid for panel and rough in inspection, passed both. Asked for payment on the panel install, received a refusal. I am at the stage where I’m finished until trim and did not install new breakers for the work not paid for. Spoke to homeowner and said your contractor is not paying, so I kept the panel front with inspection sticker and rough in inspection. Told contractor I would not proceed until paid for the panel work and extras. He refused and claimed I quit. I sent invoice for payment of all work since he claims the homeowner does not want me to finish the work. I have all emails and texts.
PennsylvaniaWe have provided an invoice to a client and itemized most items purchased for their home (lighting, tables etc). However, for smaller purchases, lamps, faux plants, pillows etc. we add it together in a total cost. Our customer is now not paying because she wants an itemized list. Do we legally have to give this to her. This has always been the way we invoice (even previous invoices to this exact customer) and not had any questions previously.

PennsylvaniaI’m a general contractor that filed a mechanics lien in PA, the homeowner and his lawyer are trying to vacate this lien because they said it was not filed properly and no notice was filed. Is there any way this will stand?
PennsylvaniaI took my car to a shop for a transmission repair and was quoted $3,500. I paid that before they started working on my car. The guy keeps pushing back when I can pick it up and hasn't called me about it once - I've called him several times over the past three weeks to see how the progress was coming along. I was told last week it would be done early this week. I called Wednesday because I hadn't heard anything and he said it would be done by the end of this week. I called today (Friday) and he said it would be done Monday or Tuesday this week because "the damage was worse than he originally thought and he had to order more parts." Now. He didn't say anything about a price increase. He never asked me if he could do additional work, other than what we agreed upon and what he quoted me for. He didn't even tell me what extra parts he had to order or explain to me what else was wrong with it.
So, I'm wondering if this guy is trying to rip me off. I've done some research and in PA, Consumer Rights says that a mechanic cannot charge you for additional work that you did not request/consent for. Which, obviously I haven't done either of those things. So, if I go to pick up my car and he hits me with additional costs for repairs I did not agree to or consent to, can he put a lien on my car for not paying them?

PennsylvaniaI was called out to provide emergency sewage cleanup services on a home in PA. The situation with the property was unique in that the buyer was living in the house prior to closing due to issues with a flip contractor hired by the seller. The owner at the time/ my client electronically signed work contract from across the country to authorize my mitigation services. The buyer/ resident disclosed that the seller agreed to sign an addendum to the property sale to assume financial responsibilities for damages in the home likely caused, in part, by their flip contractor. I completed work and submitted all documentation to client/ owner/ seller for payment. The property was sold almost immediately after I sent the docs to the owner. It has now been 90 days and the client has ignored my numerous attempts to collect on the debt. I now find myself in a tough position. Do I lien the property and force the buyer back into the situation to leverage the addendum of the property sale back on the seller/ client? Is there a better way to collect the debt that doesn’t involve the indirect client/ new property owner?
PennsylvaniaMy friend Mike is a self employed contractor in Pittsburgh Pennsylvania. He does work for Berkshire Hathaway realty which manages other landlords properties. The agent will solicit a bid from Mike, present it to the landlord , and they approve it. Then Mike buys the material and completes the work. Then he submits a bill to the realty. They process the bill nice and slow. Then send it to the landlord. Who then drags feet sometimes weeks or months to pay the rela estate the money Mike is owed. The realty company then sits on the money and makes Mike wait til they feel like paying him. One example he waited 6 months to get a 4000 dollar payment. They do this to all the contractors. And my guess is they're crying favor with the landlords by setting this up to basically be a situation where they use the contractor to finance the renovations for the landlord. And beyond that, the realty is probably using the money the landlord paid the realty that belongs to Mike, to pay their own realty company bills... and then when some extra money comes along to the realty company, and it's convenient to pay Mike , they send out funds... randomly whenever. They refuse to hurry the process or so anything to make timely payment after the work is done.
PennsylvaniaA contractor has placed a lien on our property that my team feels is not due. The contractor failed to provide quality work . When mentioned to them they stated that it was not mentioned in the final walk through that never happened and refused to make corrections or adjustments to the balance. My team has had to hire new contractors to correct the contractors mistakes. We do not have the time or money to take this to court
PennsylvaniaWe completed a Millwork installation For a Mill Work Company at a Kinder Care type business. We completed last day of work August 27th. Looks like we have until February 27th to file intent to Lien. Can it be filed electronically or if mailed is it from mailed date?
PennsylvaniaThis is a part of a contract that I, after 17 years in the business have run across, and would like to get an opinion on the legalities. I live in the Pittsburgh area.
C. The Company will deduct $100 from each paycheck until a retainer is met in the amount of $1500.00 to be held by the company. The retainer will be returned in full to the Independent Contractor after one full year following the last installation performed by the Independent contractor unless any chargebacks are incurred within this time period, of which the amount owed will be deducted from the full retainer amount.
