I am a GC who builds custom homes and does remodels. Customers believe that because it is their house being built, that they have the right to be on the job site every day, sometimes all day or multiple visits per day even if there is no one there working. They do not understand the process and often simply Hijack the job. They attempt to direct the subs, change materials or plans (often after installation) invite neighbors to walk through the job site to check on ___, etc. Not only does owner presence create perpetual and costly changes and delays, I am concerned about the danger and liability factor. Can I put a clause in the contract that states the owner can only visit the job site by appointment and when accompanied by the GC or Designated representative? And in the case of a renovation, especially if the owner resides on site, how can I minimize owner interference? ...Read More

Hello, I had a contractor pour concrete to make a patio in NC . I paid him full in cash. That contractor had subcontracted to 2 more subcontractors above him (so contractor doing the actual job, another subcontractor and then supplier above him). Now concrete supplier is saying he will put a lien on my property for 3K payment he needs for materials. Can supplier put a lien on my property or is there another way to get out of this double payment without much headache? I own property and have contracted Concrete work which is now happening. Yesterday a Concrete Truck (from "RC") showed up at my house, (with my address on the order) and was refused by my Contractor, who claimed it was ordered by a different person / company. (yes, it's fishy.) The Concrete truck returned to the RC lot. RC have told me that the order was placed by a different person (with different company name) from my contractor. My contractor claims to not know who ordered it. Now RC says they have been advised by their legal counsel to "inform me that they intend to file a lien on my property for payment of the Concrete delivery", which I did not authorize, or order. Do they have grounds for a lien? It seems to me this would be a Fraudulent Lien since they have no contract with me (the property owner, or interested party) and I did not authorize the delivery, or commit to making payment.
