I am an attorney in New York representing an architect who had a mechanic's lien filed through Levelset. My client the architect is now involved in a AAA arbitration proceeding against his client, a co-op unit owner in New York, and the client/co-op unit owner is claiming that the lien is illegal as it has been placed on the entire co-op rather than just the individual unit (i.e., shares in the co-op?). Can you please advise if the lien is still valid, and whether it can be amended to be placed only upon the individual unit owner's premises/shares. Also, can you point me to any type of legal authority that I might use to argue the lien is not invalid and/or merely needs to be amended? Thank you....Read More

I’m doing some work in a co-op apt. The client didn’t put her items in storage as agreed upon, forcing us to work around them. I sanded 3floors already and stained the bedroom floor. This job was supposed to take 3 weeks but took almost 3 months due to moving her items around and her constantly changing her mind on items already approved on. She went to another company and got an estimate of $6000 to complete when I informed her the changes she keeps making after approval bought the final payment to$44000. That’s when she claimed she lost her keys and needed my copy. After receiving them she asked me to remove my tools and self from her property and isn’t making any payments. As per my insurance I’m not allowed to work on her plumbing or electrical and got the appropriate company to sub the job to. She refuses to pay them also. How can I get pass this?...Read More

I wired a small window installation for a contractor at a school. I refused the contract and asked to be excused from the project, the contractor said to do the job without a contract. I have a contract signed for129,760.00 I've received 2 of the scheduled 5 payments. The wrote me a termination letter and said my work thus far is satisfactory. My deadline was April 14. I believe they got a better price to finish the job. When I got this job last year they couldn't get anyone else. I could have had many other jobs but I dont overbook. Now I have no other work. I am the owner of a property in New York state. Four years ago 2 people put mechanic's liens on a property I own. The liens are not detailed in breakdown of costs. Just some numbers scrambled down and a total. The numbers don't even add up to the total. Thousands of dollars off. The liens are fraudulent as I never hired these people to do work on the house and they filed the liens for spite. They also never served the liens on me. There is no affidavit of service with the county clerk for these liens. How would this affect my ability to refinance the property....Read More
