I hired a general contractor in late Sept and my project (job) started in Oct. I have made several payments to the general contractor as the job progressed for all the sub contractors work and he has not paid the sub contractors. I have been in conversation with the electrical sub contractor and he wants to put a lien on my property to light a fire under the general contractor. I understand what the lien means for me as the property owner but can not find info on what that means for the general contractor....(My contractor stopped communicating with me and will not answer me for the past 4 weeks.....his work has been less then professional and my contracted job is not complete with zero communication. I am just curious as to what will happen to the general contractor if a lien is placed by a sub contractor on my project ...Read More

We are a contractor and I finished the job in Minnesota on August 12, 2021. I am coming close to my 120 days and I would like to file a lien against the property we remodeled. We did not send a preliminary notice at the beginning of the job. We have done several jobs with this customer and never had a problem in the past and did not feel it necessary. Hired by contractor to the progress of work being done by a sub-contractor who was eventually let go. From that point on I was to prepare reports on the contractors project status and definiens in the work for a potential law suit. Reports were prepared and photos taken to substantiate the claims. Four binders w/ professional reports and more then 1500 photos were included in exhibits. I am an architect in MN looking for a way to collect for services provided. Plumber did some rough in work on my house in 2019. Did not return. Finished the job myself, meaning I installed my own toilets and sinks. Now he claims I owe him a staggering amount. Out of line. He has piled up a fee from another job on my (finally) an invoice. I requested invoices along the way so I could pay him then too. Nothing. No contract. Now he threatens a lien. What do I do? We are a Levelset subscriber. We have contracted with MN United FC a professional soccer team who is a tenant (not the owner) in a facility owned by MN United National Sports Center. Basically we are doing a tenant improvement to the soccer field making it more playable for the professional soccer team. Are we then considered the Prime Contractor and required to provide a General Contractor's Notice since we are not working for a GC? Or, because we are not working directly for the owner, should we provide a Lien Claimant's notice as if we were working for a GC? Thanks! I am in the process of building a house on a lake and the neighbors keep complaining because they don’t like change or are jealous. Once the complaint hits the county, the county immediately places a stop work order without visiting the site going off the neighbors “photos.” We have literally done nothing wrong, have resolved 2 of the stop work orders by just having the county coming out to the site and now we’re dealing with a 3rd. These have all happened in the last 2 weeks.
