I live in Michigan. A contractor filed a lien on my home residence. He is trying to charge us $1800 for a door that only cost $600 so we withheld his final payment of $1100 for labor. He has since filed a mechanics lien on our home through your website levelset. He is not licensed and it expired in May of 2019. In Michigan, you must be licensed in order to file a mechanics lien on a residential property. How was he able to do this through the levelset website. ...Read More

I am a first-time homeowner, and my wife and I hired someone to install gutters on our house. The whole process has been horrible, the company we went with barely communicated with us, and pushed our start date back multiple times which I get suppliers have been bad. But when the day finally arrived to have them installed the installer came out and installed them, we did a final walk-through where he didn't point out any issues. 2 days later when they sent the final invoice for payment it rained and it turns out the gutters weren't working ( we have video evidence of them not working) So we refused to pay and decided just cut our losses and tell them don't worry about coming out to fix it we will do it ourselves or find someone else. We even have an email from them saying that they knew what they were doing wouldn't work but they still installed them anyway. How should i proceed with this if they do in fact file a lien on my house?...Read More

Im an electrician and was called out by a GC to perform electrical services. I order the materials worth about $9,000. But when I show up at the job site to deliver the materials and start work, no one is there to let me in. The next day, the owner fires everyone due to financial reasons. In total, I have incurred about $1,200 in labor and $9000 in materials. I do not know how much I can file a lien for because the materials are in my office. Can I include the cost of the material in my lien even though the material is still in my possession?...Read More

We are a sub-contractor and multiple invoices are used for 1 project. We sent a NOI to a General Contractor regarding a project, for a specific invoice, and they paid in full. So that has been taken care of. However, the GC has sent us a back charge on that specific job as a whole. The back charge is not for any specific invoice. My question is what is our lien rights in a situation such as this? How do we move forward with a NOI/lien for that?...Read More
