Do I get a signed termination agreement (if possible)? Can I withhold their funds until this is resolved? Or can I just return the funds to the bank and provide a notice of termination letter? Hello! We supplied windows for a school project in Maine. We have a contract with general contractor, last delivery was made on 03/21/2022 and this project has a bond. In the agreement, it is written that retainage should be paid after substantial completion of the project - expected to happen in May 2023, next year. We checked Maine bond claim due dates, and I see that it is only 90 days after last delivery - 03/21/2022 +90days = due date 06/19/2022. I can't find in Maine statute if any exceptions exist for the due date, because project will be finished only next year and we will not get our retainage in 90 days. Hello, I completed a paint job in Gorham Maine after the job was completed the customer wanted me to finish the walls above and beyond paint prep. I did tell him what he wanted was drywall work and since this home was built in the early 50s the walls won't be perfect no matter what I could do. This is a paint job, not a drywall job,I told him. I went back twice to do touch-ups, more patching, and such. He gave me a list after that of some extremely minor items to address. I did go back again and complete them. He told me he would pay once the items were complete. This was over a week ago and I have a prelim I will be sending out since he has not paid and dodged my emails. The handyman who doing some work on my house in Maine (I am a Florida resident). He walked off the job in March after the pandemic was announced. He filed a mechanic's lien against me but I have not received anything else. As I understand it, he has to file an actual lawsuit withing 120 days. I haven't received any notice of a lawsuit but I expect I would have to be served. Can't get any information from the court. I don't know what to do....Read More

We closed on a construction loan on 5/21/21. We own our land paid in full. Our home is a display model at a local modular home business. We put a deposit of $2500 down in March and purchase agreement was signed by all parties on 3/12/21. Loan approval received 5/13/21. There is a contingency fund of $8500 built into the loan. The Day after closing on the loan we went to the modular home company to look at the home and take some measurements. My husband went into the office to speak to the rep and was told at that time the price of the house went up on 5/11/21 almost $30,000 and now they are trying to get us to pay the inflated price and want to use the contingency funds towards the increased price. We closed already and they accepted over $18,000 cash of our personal money not the banks. What are our rights?...Read More
