We are a 3rd tier subcontractor on this job. The GC on the project was mistakenly listed as the hiring party instead of the subcontractor. Same for Notice of Furnishing and Intent to Lien. Can this be corrected? Also, the amount due increased after the lien was submitted...Read More

Hello, We filed a lien through you for Kimberly Aguilar and she is now selling her home and the title company is asking for a payoff letter for the property. The letter has to show the balance along with any interest that may have been charged. It needs to state who the check needs to be payable too and where to mail the check. And lift the judgment on the house once we receive payment. Can you help us with this?...Read More

A Milwaukee handyman did small jobs at a residence and billed as each occured and was paid with each job. There were no other invoices for an outstanding debt. He was notified several of the items he "repaired" arent working and a request was made to repair, which he refused. He was told his services were no longer required. A short time later he sent a certified letter notice to file lien, which wasnt accepted or signed for. He sent a followup email saying the notice is considered served even if not signed for, stated he had an outstanding debt of over a thousand dollars due yet no invoice ever, and that he was filing the lien as his right as a contractor.. adding that if the debt is paid in the next month before the lien is filed he will give a$200 cash payment discount and the lien will go away. Is the refused certified mail notice valid, and how do you pre-emptively fight a false claim of money owed by an inept handyman/contractor in WI:? thank you...Read More

So I had a question I am General on my own job putting an addition on my house I subbed out all the work to contractors we had an issue get going with concrete took longer than expected now it’s completed for over a month my builder keeps pushing me off week after week for the last week and a half he is not telling me anything and not responding to my calls or texts I need to get the project done before winter comes but don’t know if I can fire him legally because he is not responding to me and get my down payment back? Basically I looked at the contract there is nothing for a completion date or start date I just feel like he’s blowing us off and not responding to me or my wife and cannot wait till winter to get this thing done I have other contractor That want to do it and can start in a week but I don’t want to hire them if I’m not gonna get my money back from the first one that’s why I kind of wanted to know is he in breach of contract due to no-show and no replying the last time I talk to him he said he was almost done with a job and that was almost 2 weeks ago please let me know if I can do this and get a new contractor in or am I got a fight with him to get him out here thanks...Read More

We provide a quote for the additional work but they will not approve the price, they demand the work to be done and only after that will they discuss price. There is a contract clause that seems to give them the right to demand we continue working.
