We filed a mechanics lien, but Levelset did not use the scout research determined owner's last name. The last name that the lien was filled under was spelled incorrectly. The lien notice that was sent to the address was returned to us also. Do we need to resubmit the lien filing with the corrected last name? Can we just resend the notice with the corrected last name?...Read More

Hired Contractor to paint our house. We agreed upon a rate of $160 per day and he said it will take him 2 weeks to complete. After a week we noticed he was going very slow and taking his time. He said he will need another 3 weeks to complete everything(4 weeks total when we agreed upon 2) we said this is unacceptable as you originally promised 2 weeks. We then agreed on a fixed amount instead of the original 160 per day. After completion he took the money and left. We just got a mechanics Leon notice from him months later saying we owe him more money as he is trying to charge us for 160 per day for the 4 weeks. We never agreed upon this. We never signed any documents either discussing this. Our agreement was 100% verbal. Does his claim Have any merit? We will be forced to pay the amount he’s trying to get from us?...Read More

The new owner, however, stated that this amount is approved for payment but it has to come from the former owner. A contractor listed a 275 charge on our flooring for delivery. They did not deliver the flooring, we had it. They claim it is for their "trips" for nails and glue. How much should we have been charged, if anything? They already had nails and glue with them. Price on job said nails and glue included. They did not know they needed nails and glue originally, we thought they were doing a floating floor, but we were told by worker why this would be bad, and we agreed to the change, and they continued with their work....Read More

* There is no signed contract with this GC * A generalized paragraph of work to be done, with notation of 15% mark up on materials was submitted and the total estimate for the project for budget purposes only. Presented on June 7, 2021 * The first invoice had us questioning the charges. We contacted the subcontracted electrician and home insulation companies and paid directly to them the amount billed to the GC. A copy of the paid statement and request for explanation of remaining disputed items was sent to the GC by certified mail. * The next invoice received showed acknowledgement of payments made and itemized remaining items yet to be paid. The invoice has inconsistent formatting and has not given any clarification of our previous questions. Another certified check covering items in agreement and letter outlining the still disputed items was sent Oct. 6, 2021. It was picked up Oct. 9, 2021. * Remaining balance on the items in dispute is around $11,000 * The invoice is poorly formatted. It gives no description of materials, quantity , or unit price * Lumber that was returned is only listed a “ adjusted for returned materials”. ( one of the disputed items) * Labor charged for time to correct a mistake appears to still be charged to me. ( a disputed item of 15 hours) * We have made notations about phone calls, text messages, visits, saved e-mails and copied submitted certified checks and written correspondence. * payment due dates are inconsistent. On Sept. 17 it said Sept. 13 and then on Sept. 23 it said Oct. 13 . We are patiently waiting to see what kind of response we get next from the GC. I'm trying to find information. I hired a contractor to do a roof and gutters. The job was botched and every time it rains my roof leaks. It has leaked in 3 areas now. In my county where I live I found out that there should have been a permit to complete the roofing job, but I didn't know that and apparently the contractor didn't know either. I'm trying to get any information I can to get this resolved. I've asked for my money back because it's obvious they are not experienced roofers because every time it's rained (besides this last time) they've sent someone to my house to try to fix the leak. I called a license roofer in my town and they told me that they wouldn't fix the problems because if they tried and and they couldn't they'd be on the hook. I've called the city to get information on the what happens when there is no permit. I haven't gotten a response yet. So I'm trying all angles to get information. Thank you....Read More

I told the carpenter not to do something and was ignored causing extra work the next day for the electrician to do his part of the job. The same carpenter was asked to do something and he denied being told the request resulting in extra time to be spent to correct the matter. The final invoice submitted for work time on specific dates and description of work is not very detailed. We have sent certified letters and checks towards payment of undisputed work. We have requested clarification of the invoice regarding the work hours spent towards correcting parts of the job. This job is for an Illinois homeowner. There was no signed contract for this job. The general contractor is a friend starting a new general contracting business. He basically gave us a paper with a big paragraph stating his plans for the job and the cost estimate with 15% up charge on. Arterials. The general contractor, who is new at his business, has submitted invoices that are not detailed. We have requested by certified letter and e-mails for clarification of work areas listed on the invoice and also questioning his up charges ranging from 15-80% as discovered when contacting the sub contracting companies involved on the job. Note: this contractor is a friend and asked for no formal contract. He basically gave us a paper with a large paragraph describing the work and an estimated cost.
