I am the tenant of a property that the owner and I have improved during my tenancy with the understanding that we would receive a discount in sales price when we purchase. There was no discussion about what would happen should we not be able to buy and due to the pandemic my credit score dropped and I do not qualify. He is being advised to only offer us or possibly an investor, the discount on appraised value. I have this in writing and several emails to this effect. Should we walk away he has only offered $2000. The value of the home is estimated on Zillow @ $400k. I feel that the owner could pay me the 10% and walk away 'whole' as he planned, and that we have in essence a contract as there is a consideration and acceptance in writing. My position would be as a laborer and the work did not require permitting to my knowledge. I communicated directly with the owner on all work done and he picked or approved finishes and fixtures....Read More

We had a mechanics lean we filed for $33,378.25 and recorded, then a partial payment was received $3,885.75. I had a partial release for the claim of lien for the amount of the payment, however the Amount of Lien Claiming remaining was entered as $29.00 and should have been $29,492.25. On march 2 2022 we had meeting in the General Contractor Office to discuss change orders I have been placing over a contract for a commercial jobs, the discussion was very hard because I am notice they don't want to pay and they are doing everything in their power to avoid have to pay us, the job I did was HVAC, we physically finished working there around Octuber 2021, my question is if the meeting on March 2 2022 can be count by the law like the last job we did it in the project in order I have time to file lien over the property or need to be physical job only, I mean the meeting is not consider legally like the last job to count the time for mechanical lien. Once I file a contest of lien (which is fraudulent by the way) in the State of Florida and there was no response by the person placing the lien. Which happens to be my ex wife's boyfriend who is not a contractor or subcontractor and is claiming to have performed work on a property that was awarded to me in a divorce. I finished the last job on April 5 2022, and they still own me money, I need to know what are the steps I need to follow to place a mechanical lien to the property, and also the futures steps and times to file a lawsuite to collect my money. Note: the final mechanical inspection was on February 25, 2022, then I have to return on April 5 2022 to install two grills ( exhaust fan garage and bathroom gym, so I think the terms for the lien will begin on April 5 2022 because it was the last job I worked in that big house)...Read More

I had a large limb removed from a pecan tree that is growing over my house. The owner of the tree company and I had a verbal agreement that he would cut the limb down to firewood size and stack it for me. Half the contract price was paid and the other half due at completion. He did not complete the job and left a pile of logs in my yard.
