We are an 8-year-old Canadian civil construction contractor that has completed the majority of our work in Canada for the Federal, Provincial, and Municipal levels of government, primarily bridges, underground, and structures. We are in the process of establishing a US office in Florida and are having difficulty obtaining the GC license required to tender residential, commercial, and DOT projects, as well as perform public and our own developments. My understanding is that the GC license is tied to an individual rather than the actual corporate entity, and I'd like to know how we navigate this challenge, given that we have Canadian L1 staff kicking this off and have received pushback when attempting to have a senior supervisor who previously held gold seal certification in Canada write the exam and attain the certification. The most difficult challenge thus far has been a lack of US credit history, US-based CGL coverage (current CAD policy covers US operations, but US underwriters require proof of state license before activating policy), proof of US workers compensation (CAD WCB policy covers out-of-province operations for 6 months), and a lack of eagerness to have the company's ability to work tied to a new hire worker. I am a sub-sub contractor, worked on a project already filed a lien because of not being paid on our oldest invoice. We have 3 open invoices. The lien was filed the property they are renting because thats the address they gave. Now they are asking to file the lien on the correct building project address. Then I was told that they are going to bond to. get around the lien. What those that mean? Should I keep both liens?...Read More

I did a house in Vero Beach Fl and the homeowner did not pay me so I put a lien on her house after she didn't pay. I tried to work with her and help her out with her living needs which she also signed a contract as a caretaker. She still didn't pay me so I sent a lien on her house for non payment of everything. I was contacted by her lawyer a few days ago and he sent me a letter to withdraw the lien. I haven't been compensated at all the lien been in place since December. The total for the painting job was $27000. I added the caretaker lien for $5000. Bringing her total to $32000. They are trying to sell the house for $1.4 million. Her attorney said I cannot place a lien for caretaker needs. Should I create a edited lien or go ahead and sign the release of lien....Read More

We are a metal roofing manufacturer out of Indiana. We wish to sell our materials to contractors in FL for them to install, do we need a business license for that? We would also be interested in creating a show room so people could see our products in person and not just on the website. Nothing would be sold at show room it would just be a way for people to see what we offer in person. I sent a notice of intent to lien on 4/6/22 for the $50,000 remaining balance on a job we completed on 2/21/22. Having sent the notice of intent to lien timely, which will expire on 5/21/22, I'm trying to determine if I have any other legal measures or otherwise that I can take short of filing the actual lien?
