I'm Painting subcontractor located in Maryland working in the district of Columbia, since almost 8 months ago will trying to get settle with this General Contractor but at this point, he stops responding my calls and answering my emails. there is one property still selling units and one of the units we never finish due to an unpaid invoice's situation, he is in serious financial problems, do you think still time to file a Lien to the property. property is still active under District of Columbia laws because have still permit posted. just let me know f there is any chance to get some of my money back. thanks...Read More

The subcontract in question provides a mandatory forum selection clause in Maryland. I hired a General Contractor to do work my property, work never got done due to my construction loan never closing . My Loan Officer at the time gave me and my GC the runaround about my closing date. After months of going back forth I finally told the LO I’m moving on. My GC later sent me an excessive invoice of $26k stating that I owe b/c of the money they put out. In the very beginning the GC stated several times that they wasn’t putting out any money for Bondage nor WC insurance until closing. I told them I agree b/c nothing 100%. I paid a 50% deposit for work to be done on March 29, 2021. The contractor said ihe placed the order for material fabrication on Thursday March 25, 2021 and said he would call once the materials were delivered to him to set up installation. He said that it would take 2 weeks to get the material After the 2 weeks he kept making excuses about the material not coming in. The last email I received from him on May 17, 2021 said that he was not in the country because his Mom passed away and that he would call to take of the work. It has been 10 weeks since I made the deposit and I have not heard from him since despite making daily phone calls and sending daily emails inquiring about the install date. ...Read More

I am a General Contractor with a valid executed Contract to Renovate a DC Government Residential Property. They have consistently refused to honor our invoices for 14 months by rejecting them with no reason. We would like to resubmit the invoice and send them a notice to lien the property.
