We have a contractor that is quite late in payment. He has asked me to give him until March to pay off his debt before filing a claim against the bond. The last piece of his equipment shipped in December so I believe I have until June to file a claim against the bond. Is there anyway between now and March that this customer can screw me out of getting money from the bond, if I grant him this extension? I just want to make sure that if I will still get my money from the bond as long as I file by June. If he goes bankrupt, do we lose access to the bond. Can he just cancel the bond and prevent me from getting paid?...Read More

We are going to begin working on a $500,000 project in Toronto, Canada. Levelset is advising they don't support lien follow up in Canada at this time. Can anyone shed any light on the best way for us to protect our lien rights on this project in Canada? Is there a service you are using, or is there someway I might be able to "self-help" to complete Canadian paperwork myself to protect our lien rights? ...Read More

I finished my work at the client's house somewhere on February 2022. I knew about some financial difficulties my client had by that time, and because it is a person I've known for the last few years I decided to wait. The total amount this person owns me right now is $10 000. The last check I received was on 9/6/2022, and since that I haven't received anything, only text messages promising payment. This person is not willing to pay even a small amount every month. Here is my question: can I file a lien as a private person? We never made any agreement, so in this case to I need some witnesses that I actually did my work on that house ( carpentry)? Is there any timeframe I should follow? I would appreciate your response. I did a certification on here and it said that property owners would or could be liable to pay twice for the work that was done on their property if there is a lien on their property. I start this job and they make me sign a contract wich had not dead line to finish the job , the last day their supervisor came and told me they cannot wait for me to finish so they will take over t o complete the last details and they will deduct from my last payment wherever they spend on labor. I wait more than a week and I had not answer from the supervisor , so the last message I sent telling him that I will talk to his boss he answer that there's not balance for me because they owe me $3985 and they spent more than $5000 to fix those details . I spent around $3500 on labor and materials to paint this 2345 sqft house and also installed drywall in the bathroom, kitchen and living room. Are custom made motorized shades and blinds lien able fixtures? They were adapted and modified to fit a particular space and permanently attached to the window. These fixtures (blinds and shades) are considered part of the house in real estate, not personal property. Thank you!...Read More
