Hello there we are trying to obtain a Gc license in Aurora for a residential remodel
company. Aurora public works says that the residential building contractor lic requires the ICC and 3 job references. I am trying to determine what that consists of? Just three letters from people who have seen our work since we are house flippers and have done the work ourselves?
ColoradoIf I own property and hire a builder to construct a single-family residence, how much money do I need to hold back from the builder to make sure that at the end of the construction there are no mechanic liens on the property?
ColoradoCompany refused to wait for my insurance company to send me a check. Found out 3 days ago that the check was sent to the company. and now we can pay the remainder of the balance of September 30, 2021.
Getting ready to sell my home next week and the Title company informed me that the company has a lien on my home. I looked and found I was given an NOI on the 20th of September by email (it went to my junk mail.)
I contacted the company yesterday to give them a check for the remainder of the balance and they refused and said, "the lien has already been processed with the title company".
The title company has said we can pay the company and they can write a letter of Release of Lien.
Can this company put a lien without going through the courts?
What can we do? We want to pay but they are refusing. Please advise our next step.

ColoradoI'm the electrical subcontractor on a property developed and GC'ed by one company/individual. He developed two addresses into (2) 4-plex residential units. Each unit is individually owned by buyers. Can I send out individual intents to lien for my mechanic's lien to each property owner for the full amount owed to me? Total amount owed is $7,000.

ColoradoI am the home owner. I have been verbally notified that the electrical subcontractor may file a lien because he has not been paid by the prime contractor. I have paid the prime contractor for the full electrical work. The work was completed last February, so the time to file has expired. How do I contest this lien filing?
ColoradoI was hired by a guy I called my friend. He was hired by a disaster restoration company. He wouldnt tell me what company, or which insurance company. I performed services and provided materials for plumbing repairs. When I gave him the invoice he began to question everything on it. He also became verbally abusive. He told me he required all of my receipts for materials. I do have mark up on my parts. I also added profit and overhead to the bill. I can’t seem to get him to call me back. I performed this work on time and materials. No upfront contract. I also have been made aware that the house has asbestos in the mud of the walls and I did cut holes which has exposed me. What can I do to get paid?

ColoradoWhat is the repercussions to a homeowner if a lien is filed. I have an issue with a contractor who has not delivered the concrete patio they sold me. They told me it was a 3 day project and it has now been 30 days. They continue to tell me that they are going to fix the patio but I do not think they plan to do it correctly. I have said the patio needs to be completed correctly or final payment will not be made. They have said if I don't pay they will file a lien and it applies immediately and will shut down any other work on my property by other trades and I would not be able to rent out my home while we argue thru the courts. Is this true? My understanding is the lien goes against the property and if I want to sell or refinance the home is when it would affect me. Which is correct or if both are wrong what is the process?
ColoradoI have done every thing from intent to filing the lien with the clerk recorders I thought they where going to pay me the title company called and said that they need to verify my signature I said that would be fine she told me she would get at me to tell me they are have the property sold on sept 30th 2021 she sent me a email on sept 22,2021 the property is going through probate and the lawyer that is handling the case told the title company don’t worrie about that lien it is no good and to go a head with the sale so she is what do I do

Colorado I did a lien on some property I got it all filed with Denver Clerk recorders they title people called to have me verify my signature. To get paid then 2 days later she called and said she wasn't not paying the there is no lien on the property I went to Denver Clerk of recorders to see it the lien was still on the property and he said yes the lien is still there and it is goodTgey are selling that house on the sept 30th what can I do to make sure I get paid
ColoradoWe are General Contractors and built a new home for my customer. My customer will not pay me the final draw on the house. They have moved into the house & we did receive a final building inspection. The customer did receive their Certificate of Occupancy.
