I am a Contractor building a custom home for clients who own the land. Clients are constantly harassing trades while working during working hours. Bringing their children along with several belongings that they leave at the job, expecting my team to be responsible for protecting their things. They are aware we are dealing with delays on exterior locking doors. Can I implement anything now, can I change my contract to state any guidelines in the future on these issues? How do I put a Mechanics Lien (PreLim was filed) on a Customer who won't pay the balance owed for work performed to completion, if that Customer is an LLC who operates their business on Arizona State Lands Dept under a long term Leasehold, and who does not own the land that he operates upon? (Note: The actual work area was rebuilding a portion of a small boat marina, that is accessed from shore (State of Arizona Leased Land), out into their assigned Navigation area located on the adjacent Federal Waterway, wherein the lake bottom is owned by the U.S. Government. I have a customer that I am doing sub-contractor work for (Surveying). The job started in April 2021. I went ahead and filed the lien (without filing a pre-lien). Levelset liened the wrong property and so I had to release the lien. Now, I am attempting to file the lien again and the contractor is having a fit that I am liening the job. I am an architect. Filed a Prelim letter for a lien very late Filed an intent to lein But I resently did work for the client on this project so need to reset this date. Is there something I need to file before I file my lien. And when do I file the lien as all are sitting and waiting to do so but don't want to lose my rights. We do not have a business license but we are a sole proprietor we were about to finish a job when the contractor terminate his ass and his reasoning was that work wasn't up to par when we went above and beyond to accommodate them they waited till we were just about ready to fill them and told us to leave the property that we no longer had work they owe over $25,000 we have a signed contract and all of the money we spent on the job on our bank card they actually put us in debt what to do ??...Read More

I'm a home owner and hired Elite to install gate openers two one with a wireless connection , other with a wired connection, so it would ring our cell phone. the wired connection has never work and was not tested when being installed. when we found out it doesn't work Elite tells us to pay the balance in full before they come out and treat it like a warranty item, it never work so it was never installed correctly and needs to before payment in full I pick the wrong installer....Read More
