I own a carpet cleaning company and an office we clean carpet for, has asked me to sign a "Conditional Waiver and Release of Lien." I told them I do not need to sign it because we do not put liens on property. They are insisting we sign and I don't see why, when I have never put a lien on a property and I don't ever intend on putting a lien on a property. I don't even think I can legally put a lien on an office if they don't pay me after I clean their carpets. I live in Alabama and my business is in Alabama. Can you please let me know if I could even put a lien on a property? Also, if I can't put a lien on a property, why would I need to sign a Lien Waiver? Thanks! Hi. Can we consider the BOQ items/descriptions as a Scope Of Works in design and build Contract? We do not have clear Contract drawings and Specifications since it is a Design and build Contract. After the completion of the project, some items in the BOQ were not executed and some new works have been done which are not in the BOQ. Hello is there exist any kind of financing option where the funding company offer the contractor access to find to finance its contracts, but not for fees or interest rate, however he get instead its original fund invested and share in the profit. However in that very case the financing company may burden a lose without turning back to the contractor for indemnity. I have two questions both using an AIA cost plus contract with a guarrenteed maximum price. What documents would you normally expect to be in a final accounting? The contractor I hired apparently hasn't paid for the equipment he rented to work on my house. The project at my house was completed in January and paid for in full. The contractor rented other equipment from the same rental company for other projects. The rental company contacted me (note: it's now August) to tell me they were going to file a lien claim on my home. Hasn't the 90 day time limit to file a claim passed?
