Will I be notified if my lien is disallowed

Hello, Brendan Comer wasn't able to answer a question I had and he suggested I contact you. I am a finish carpenter who is owed 2 final invoices totaling approximately 5K from a client I've worked for very successfully for over a year. I've always dealt with the husband as wife is primary income source and typically away. Husband signed off on reference photos and scale drawings of built in cabinetry and when I arrived to install was greeted by very upset and dissatisfied wife who was never in the loop. Husband is now completely unavailable to me. They recently offered to pay what is owed if I agree to first install an additional brass handrail which seems completely unreasonable to me. We have gone back and forth since september concerning the outstanding invoices and I've finally sent an intent to file Lien. Unfortunately I'm now past the 90 day point. I want to follow thru and file the lien but want to know if I will be notified in any way if the lien is disallowed. They will be seeking a refi in the coming 3 to 6 months. Is the project complete? The deadline to file a lien (assuming that no notice of completion or notice of cessation has been filed) is 90 days from the completion of the project which is defined as the last day any trade performed work. If the project is not complete, but work has stopped, then the deadline is 90 days from cessation of work for 60 days (thus a total of 150 days). Also, if you offer to return and perform punch list work, this would restart the deadline if any additional work is actually performed. Thus you might still have a shot at a lien. But if the deadline has really expired, I would not recommend recording a lien as it would not be valid.

Thanks Peter, They have been remodeling for 3 1/2 years and there are still tasks to be completed by trades and the GC before certificate of occupancy and final signoff as client is ultimately interested in getting a mortgage. I'm not interested in returning to the jobsite  but I am well within the 150 days you mentioned. The handrail they wanted me to install is only one of many tasks required for the final inspection so there is still work happening. Unless I hear from you otherwise I will be filing the lien in the next few days. Thanks for your help.
