When does the ability to file a lien expire?

The job is completed everything is good I paid my contractor and they paid their supplier and sub but I don't want them to even be able to file a lien on my home if they wanted. If I don't get a release will they always have the ability to file a lien?

A mechanics lien claimant has 90 days from the date of completion in which to record a lien. If you are concerned about the issue of liens, request an "Unconditional Release on Final Payment" from your general contractor and anyone who has sent you a Preliminary Notice. You can also record a Notice of Completion, which, if valid, will shorten the time for recording liens. I suggest you consult with an attorney on details and forms to use.
