In Louisiana, a “'residential work' is a work for the construction, improvement, reconstruction, modification, or repair of an immovable occupied or designed to be occupied as a single-family residence or double-family residence." While there can be some confusion with respect to classification of projects when "residential" buildings are not being used as homes, Louisiana does not require the owner to live in the structure for it to be a residential work. And, to the extent that there exists any gray area for properties used in a commercial manner, a potential claimant can always follow the more-strict regulations and timelines associated with residential projects out of an abundance of caution.
