What makes a homeowner a GC ?

If homeowner hired me originally to paint and change some rotted fascia. But hired another person to move electrical panel and install doors originally. So was originally hired for that scope. Than she added gutters and change two windows. Who is the GC?

Hi there,

This is something we get asked a lot! There is a difference betwen a General Contractor and a prime, or direct contractor. General
contractors generally manage the whole project and hire subcontractors to complete defined subsets of the job.

Prime, or direct contractors are contractors hired directly by the owner. If a property owner is managing their own project, they likely would hire and pay contractors directly, and in this case there can be multiple prime contractors on the job.

For the purposes of lien rights and establishing whether a preliminary notice may be required, direct contractors may want to follow guidelines
outlined here for prime contractors. For the purposes of permitting, insurance and license requirement anyone managing the project as a whole, owner or GC, will want to be familiar with GC requirements. A summary of some of these requirements for Lousiana is here.
