Illinois has a unique mechanics lien deadline, but it's the same for both subcontractors and suppliers.. In order for the filed mechanics lien to be effective against all parties - even someone who purchases the property from the current owner - the lien must be filed within 4 months from when the project was completed. But, for the lien to be effective against the current owner only (and not against someone who purchases the property), the lien must only be filed within 2 years from the completion of lienable work on the project. Though, certainly, the safest option is to file a lien within 4 months of the project's completion date.
