What if a house sells before a Notice of Intent to Lien is delivered?

I'm a subcontractor working on a house that's about to be listed on the MLS in 2 days. I just finished painting the exterior of a house , which will finalize the project. My Intent to Lien will not be delivered until the 21st. Where does this put me if the house sells quickly?

There is no "notice of intent to lien" in Florida. If you provided labor, services and/or materials to the property under a contract with someone other than the owner then you must serve a statutory form "notice to owner" within 45 days of commencing work or putting materials on the job site, whichever is first. If you have done this then you must file a lien within 90 days of completing your work, not including punch-out. If your contract was with the property owner then you need only file your lien timely. If you did not have a contract with the owner then there are additional requirements for sub-subcontractors and the like.
