Filing an Ohio mechanics lien is a relatively easy process, but it can certainly be an intimidating one. Let's look at a few of the topics mentioned above. And, before diving in, note that this article should be able to provide a lot of insight into the process: How to File an Ohio Mechanics Lien – A Step by Step Guide to Get You Paid.

Ohio mechanics lien rights, deadlines, and requirements

First, note that direct contractors aren't the only ones entitled to file a mechanics lien in Ohio. Rather, contractors, subcontractors, laborers, suppliers, equipment rental companies, and potentially even construction managers will be entitled to lien rights. The deadline to file a mechanics lien on an Ohio residential construction project will be 60 days after the claimant's last furnishing of labor or materials to the project. For more background on what, exactly will count as that date: What’s the ‘Date Labor or Materials Last Delivered’ and How Can I Prove It? Further, it doesn't appear that Ohio mechanics lien claimant have to have a written contract in order to file a mechanics lien. So, a verbal contract may well serve as a sound basis for a lien claim (though, having something to show the agreement existed and that payment is owed - like invoices, emails, text messages, etc. - will be helpful).
