There is no "deadline" for sending a preliminary 20-day notice. A preliminary 20-day notice should be served within 20 days after having first provided the labor, equipment, materials and supplies for which a lien may ultimately be sought. In the event a preliminary 20-day notice is not served within 20 days after having first provided materials, it may be later served. Later service is effective to protect lien rights for the value of the labor, equipment, materials and supplies provided within 20 days before the service of the preliminary 20-day notice and thereafter. To be timely, a mechanic's lien must be recorded not later than 120 days measured from the date of completion of the project.
