What happens if a Lien was filed but customer only paid a partial of the total amount due?

So the customer was made aware a Lien was being placed on his property. He only sent in a partial payment. Does the Lien for the entire amount still remain in place or does a new Lien with the outstanding balance have to be filed?

You are supposed to file an amendment to the lien which reflects the partial payment made by the property owner. If you expect that the owner will pay the balance soon, you can try to let it ride for the short term and file a lien discharge when the debt is fully paid. However, if you know it's goin to likekly be a while, you should amend the lien to reflect that partial payment. You do not want to enable the owner to assert a counterclaim/defense that the lien is willfully overstated by you.
