What documents need to go to the home owner when filing a lien in Colorado?

We are a supplier of building materials and the Builder has not paid on 4 properties. They are still the owner of the properties. We served 4 Intent to Lien notices and waited the appropriate amount of time. We are ready to file the Liens with the CLerk and Recorder. We have an affidavit and the Lien Statement notorized to file. My specific question is do we need to send both of those documents to the owner or just the Lien Statement?

Legally speaking, neither. In Colorado, unlike most other states, there is no statute or requirement to send any type of notice or copy of the claim to the property owner after filing your lien statement. However, we recommend sending a copy of the filed lien statement anyway. This could be an effective means to induce payment, well before the foreclosure deadline arrives.
