What do you have to file in GA if selling to the owner or have privity?

In Georgia, parties who contract directly with the property owner are not required to provide preliminary notices in order to retain lien rights. This, of course, makes sense, as the general purpose of preliminary notice is to provide the property owner notice of the parties working on the project who they otherwise may not know. So, for parties contracting with the property owner in Georgia, the requirements required to maintain the ability to file a lien are the mechanics lien requirements themselves. Timing deadlines require that the mechanics lien be filed within 90 days from the last furnishing of labor or materials to the project. And, formal requirements require that the lien claim include certain information and wording, and be filed in the office of the clerk of the superior court of the county in which the property subject to the lien is located. Mechanics liens can be filed by a lien claimant simply electronically, here. Or, by hard copy prepared by an attorney.
