What can I do to get paid rent or sell my interest?

I am a real estate agent. I purchased a property in 2015. I included my nephew on the deed and I let him move in free of charge because the home needed some work and it is in a recovering neighborhood. I have been getting things repaired on the home and the home is now in great condition. During the entire time we talked about a time will come when I would charge rent and even sell the home when the price is right. I mailed my nephew a lease on March 23, 2020 to start paying me rent but he has not returned the lease or paid any rent and he will no longer communicate with me. What are my options?

It sounds like your nephew likes the current deal and is in no hurry to change it. I would communicate with him by email or letter (maybe both, email him but send a copy by certified mail so you can prove he received it). You should let him know that you can't afford the prior arrangement and must collect rent on the property. If he can't or won't pay it, then you should give him a specific amount of time to move out. (7 days, 10 days, month end, your choice. Let him know that you will negotiate a mutually acceptable lease, but if he won't pay or leave voluntarily, you will have to excercise your legal remedies to remove him and get someone in the property that can and will pay the rent.

You can always evict him for nonpayment of rent. It is important to be able to establish that the free rent period expired and that you clearly notified him of the rent requirement. An eviction is known as a dispossessory action. They are relatively quick and inexpensive.

My nephew is on the deed. Can I still ask him to move out legally
