what are the project management techniques can apply to real construction industry as a PM?

Actually I need to know how to manage risk of a construction project through applying project management techniques as a project manager with a example of a building project. and also how to apply negotiation skills and leadership skills for a construction project issues through sample construction project issue solving. thank you very much.

A great way to reduce risk on a construction project is to establish a transparent, collaborative atmosphere - and that can be done by improving communication on the job. Step one on that front may well be to clearly and openly discuss expectations at the time everyone's contracts are signed and to require all project participants to send a preliminary notice on the job. That way, it's easier to draw up a job tree for the job to show who's performing work for whom on the job. Further, requesting lien waivers in exchange for every payment is another great way to reduce risk throughout the life of the project. Lien waivers essentially act like receipts showing who's been paid for their work and when. And, if parties are reluctant to submit waivers, that might serve as a red flag an enable a project manager to identify a potential dispute before it becomes more serious. With the above being said, I'm not a project manager and I'm not familiar with specific project management techniques or how to reduce risk by using those techniques. Further, while negotiation and leadership are required in every industry, I'm not sure I'm comfortable speaking as to how project managers should use those skills to problem solve for specific jobs.
