What are the next steps I can take to collect money that is owed, after I have already filed a contractor lien

I am the contractor, and have finished work on a residential residence. I filed a property lien on the property 18 months ago. I have not heard anything from the property owner, and I would like to collect the money that is owed to me per our contract.

It's likely you waited to long, your lien expired by operation of law and you may need to perfect an unj. enrich. claim and/or breach of contract claim v. homeowner.

Attorney Abrams is correct that you are well past the time to foreclose the lien. You did not state the amount due. If this was $7500 and under, proceed to small claims. If this is under $25,000, then proceed to county court. If above $25,000 this is a district court matter. You should contact an attorney and consider having a limited representation. In this representation, the attorney does not enter an “appearance” but instead they are available as a resource where they explain procedures, assist with strategy, and the like. This is less expensive than a full representation.
