What amount of material or labor is required to meet the 4 month deadline to file a mechanic’s lien?

Concerning the four month deadline to file a mechanic’s lien, is there any requirement concerning the amount of labor or materials provided in the last work activity? Must it be “substantive” or could it be just a token amount such as $10 of material or 5 minutes of labor to meet the 4 month requirement??

Generally, the last furnishing date refers to the last date when labor or materials were furnished by a claimant in the normal course of the project. And, nominal work, punch list work, and other minor events at the job site will typically not work to extend the timeframe for filing a mechanics lien. Further, keep in mind that attempts to manipulate the mechanics lien statute could actually backfire, resulting in an invalid or unenforceable lien.
