We have filed a lien and a intent to foreclose. We want to go further now.

We are the contractor on a mold job. We want to foreclose, or direct withdraw funds from her account, or assets. We also think she has committed insurance fraud, and has slandered our name to our colleagues that we work with on a daily basis. And we have proof of it all. Right now, we are wanting to close on a house, and we just want the money we put in the job. We have a direct pay authorization signed by her, and the insurance co was supposed to pay us, but paid it all to her to shut up her complaining. Could you call me at 770-787-5511. If you timely and properly filed your lien and delivered notice of the lien to the owner, you have up to a year from filing to commence a lawsuit to complete the perfection/foreclosure process. I'm not sure I follow your comment about closing on a house. Is this the same house? If so, you can sit back and wait for closing if it is coming up soon. They will need to pay your lien to clear title. I cannot comment on the direct withdrawal question without first seeing the document. Self help is usually pretty risky. Why is the owner refusing payment?
