I attempted to purchase a farm and was authorized to make all clean up and repairs. When I attempted to file contract was informed it was actually a care of situation. It took a lot of work but I found real owner and spoke to him I was upfront about shape of property. Actual owner agreed to have me repair property, do all clean up, and be caretaker of additional connected acres with future purchase options of those acres. I was advised to continue payments as agreed which we did and have even in pandemic. I was instructed to pay taxes on all four pieces and this too would be compensated accordingly. I have done so. I attempted to contact owner of problems with a cattle lease and had no response. I received a text informing me about "rent" as his address changes and three payments returned and re-mailed but now we are not only fulfilling our agreement to repair and clean we are also fixing fences and materials as well as labor to keep up on purchase. Today my heart sunk as I have conducted all repairs to date which it would now appear he has no intent of paying or even honoring our agreements. I'm currently out every penny of our savings and income to pay because he sees no need to honor the agreement. Can I place property lean on all pieces I repaired unpaid and work done? We have sunk our life and are out over $100000 labor & materials, and taxes can I file a lein to be paid and leverage property since I've actually been authorized upfront and in addition paid him monthly during the pandemic? We paid monthly and honored all repairs from the beginning. I have receipts and photos as well as witnesses and laborers we paid out of pocket. He doesn't return calls timely and changes addressed frequently. We fear he can't pay us and instead of compensation on sale price now has some other adgenda but we will need to be paid for all the costs and materials. We believe he has no money to pay but the property could clear the debt if we file leverage to all 4 pieces we are performing work on. Please help. We are deviated financially if we can't recoop. This has depleted savings, monthly income, resources and we are raising grandchildren. We sacrificed everything here.
