TexasMechanics Lien

Hello! I already watched the youtube videos. but I would like to know if is not too late to start a claim or file a mechanics lien on a residential property. We started the job on January 27, 2020, it was going to take a few days, but since we didn't receive any payments, we stopped the job at the end of day 1 The client end up terminating the job and keep saying he will pay for the materials already purchased. we being sending multiple emails and text messages since then, but now we would like to file a mechanics lien. the client keeps saying he will pay, but he hasn't, and I don't want to run out of time to file this correctly. Any help or info would be very much appreciated.

Hello! Based on what you have stated here, it is my understanding that you contracted directly with the property owner. Per Chapter 53 of the Texas Property Code, you have until the 15th day of the 3rd month after indebtedness accrues to file a lien. If the work and materials were provided in January, you have until April 15th to get the lien filed. Yours In Service, E. Aaron Cartwright III, Esq. Attorney At Law 1309B W.
