The Owner field of the Lien Waiver

California

Hi guys! Who should be named as "Owner" on a Lien Waiver: The Client Company who is paying for the project, or the Owner of the Building, in which the Client might be a tenant? (I'm assuming liens are against properties and not businesses.) Thanks in advance for your answer.

Generally, it should be the owner of the property. When the project is a tenant improvement, then the lessee/tenant should be named, often times alongside the lessor/owner of the property. Liens are against the real property, building, structure, leasehold interest, and other interests in the real property --- but you are right, it is not technically against the "business." ---CN
