Texas Retainage Prior to Total Project Completion

TexasRetainage

I am a contractor that finishes our potion of the job months before the end of the actual project. I have two questions 1. Do we need to bill immediately when we have finished our portion? or Bill at the end of the project 2. Can we file a Retainage Lien prior to the end of the actual project?

Hello, Yes. You should bill immediately when you finish the project. Retainage should be paid within 30 days of you finish and approval of final punchlist items. There seems to be a misconception about when retainage is due. It is due at the end of the subcontractor's individual piece, not the end of the project. E.
