Sub Contractor Liening a Public Project

Pennsylvania

Hi - I am a plumbing contractor. Sub-contracted by a GC on a public school. What are my options? Can a Lien be filed? Is there a public lien law for PA?

You can file a "bond claim" if unpaid on a public project in Pennsylvania. This is, effectively, the "public lien." On projects all across the United States, a mechanics lien is the remedy available to subcontractors when unpaid on a private job, and a bond claim is the remedy for public jobs. These operate almost exactly the same, except that a "mechanics lien" is technically filed against the property, and the "bond claim" is filed against a payment bond. Here are the resources for filing "liens" or claims on public projects in Pennslyvania: Pennsylvania Bond Claim Requirements As you'll see there, subcontractors have 90 days from when they last furnished labor or materials to file their bond claim on a PA project. You can file a lien/bond claim electronically here through Levelset. Good luck!
