I did 2 bathroom Remodel and haven't been paid. Owner Supplied all Material. I gave her Estimate of $2,100 main bath & Master bath $2,500 due to Shower walls were gonna be tiled. Main bath under tub/ shower floor was rotten so I fixed it. I last worked there on 4-10-2021 I did everything and then some to help her out. I didn't connect sink drain in master bath due to it was clogged and I wasn't gonna unclog it and not get paid for supplying more services. What can I do. Washington State

In Washington, parties who contract directly with the property owner can file a mechanics lien within 90 days from the date on which they last furnished labor or materials to the project. Mechanics liens are powerful tools to get you paid, but there are specific rules and requirements that must be followed in order to be able to claim a valid and enforceable lien. On residential projects in Washington where the price is $1,000 or more, a contractor must provide the property owner with a "Model Disclosure Statement" in order to retain the ability to file a lien claim.  A more detailed discussion about the model disclosure statement requirement can be found here. If that requirement has been met, the lien itself can be filed in the county recorder's office for the county in which the project occurred. Step by step directions on how to get a lien filed in Washington can be found in this helpful article. Or you can make the process even easier by taking care of it electronically.
