The mechanics lien has been successfully filed on the property of George Riden for not paying his roofing bill. What is the long term status of the mechanics lien in Pennsylvania. That is, does the lien stick indefinitely, or does it have to be renewed? John Newman

A perfected Mechanics’ Lien in PA must be enforced within 2 years. A Mech Lien cannot be extended or “renewed”. If it is not enforced (ie: by filing and serving a complaint to enforce) within 2 years the lien will “die” and no longer be enforceable.

The lien remains in effect indefinitely and does not have to be renewed. However, there are two caveats to this general statement.

First, the property owner has the right to file preliminary objections to the lien if it is procedurally defective or if the property owner challenges the right to file the lien.

Second, he lienholder also must file a complaint to enforce the lien within 2 years of filing the lien. If the lienholder does not file the Complaint, the lien will be dissolved.
