For residential projects in Texas, the deadline to file a mechanics lien is shortened to the 15th Day of 3rd month from the claimant's last furnishing of labor or material to the project. So, for a project in which labor or material was last furnished in December, the lien deadline is March 15th (although, since March 15th is a Sunday the deadline is March 14th). However, in Texas a subcontractor (or, as Texas lien law calls them, a "derivative claimant") must send certain notices in order to retain the ability to file a valid and enforceable mechanics lien. Specifically,  Texas subcontractors on residential projects must send a notice to the property owner and the GC by the 15th day of the second month after each month in which the claimant furnished labor or material to the project for which the claimant remains unpaid. failure to provide these notices is fatal to subsequent lien rights.
