My friend moved outta state n said I could take over her house the house was a huge mess animal feces the smell would burn ur eyes we remodeled everything the yard was a huge mess she was gone pay for dumpster n didn’t we patched holes in wall painted put in carpet n flooring that she ripped out due to her five dogs n five cats going to bathroom everywhere we put with costs of materials and labor about $38,000 of work into this place n now wants to sell it how can I put a mechanics lien on it so we get reimbursed what we put in because she left state n left this place unlivable and now we fixed it and made it livable she wants to make money off it n pretty much leave us high n dry with an offer of $4,000 dollars for everything we did she couldn’t have sold house in state it was in

It's unclear from your question as to whether you are a licensed contractor. If you are, then a mechanic's lien is possible. But if you are not, then you cannot lien the property. You would still have a claim for breach of contract or unjust enrichment for the reasonable value of your services. The amount owed would simply not be secured by a lien against the property
