Modifying a leave if partial payment is received.

I have a lien on a project that was completed but was never paid. I filed the lein with the clerk and recorder last year. I was told that, we might receive partial payment. How do I modify the lien or what do I need to do as my next steps?

Technically speaking, your mechanics lien might no longer be valid and enforceable. Colorado mechanics liens must be enforced within 6 months of either the project completion date or the last date you furnished labor or materials to the project. But, just because a lien has expired, doesn't mean it will be removed from the property title. There is nothing under the Colorado mechanics lien statutes, that provides for a partial release or an amendment to the lien amount at this point. One last thing to note is that since the lien is unenforceable if payment is forthcoming, you may be requested to release the claim in exchange for payment.
