Mechanics Lien to a GC, I am the subcontractor, File Warning or go ahead with the claim

I am trying to collect a debt for electrical work performed in Liberty County Texas, city of Dayton on a home remodel. We at Homeland Electrical Services located in Texas City Texas @ 9605 Raymond Court. Scott Romero Construction is the GC and Johnny Glenn the owner of the property. Debt for 4450.00 was completed and inspection passed on June 2nd 2020. No payment made at all and all proper notices and paperwork has been delivered both verbally and by email.

Hello,

To perfect a lien, you should send letters to the owner and to the GC warning them of your impending lien and requesting the owner trap funds that are meant for the project (keep them away from the GC so you can get paid). Send this notice to the last known business address of the GC and the known address of the property owner. If you have still not been paid, file your affidavit of lien.

I, personally, like the idea of liening instead of constant warnings because it shows you mean business. Then you can either sue to enforce the lien or let it sit there and cloud title until someone pays you out.
