May I file a mechanics lien?

KansasConstruction Contract

I had a verbal contract to do work on a rental house and the owner blew me off and I did not get paid. Can I file a mechanics lien?

If you provided labor and/or materials within the last 4 months for contractor and 3 months for subcontractor, you can file a lien.

If you did the work, the fact that the contract was oral is irrelevant. Let me know if you want to proceed...

My sister died and my brother in law is disabled and wanted to sell the house and go back to Colorado to be with his mom the place was a complete disaster. 9 non working cars in the front and back yards. Garbage that was literally knee deep in the back yard. Etc etc. He (my brother in law) Mark Hunt didn't have much money to hire someone to do the work until he received a $10.000.00 life insurance policy for my sister and the taxes he had filed which I might add had the child credit added on there for my great niece whom he left behind for me to care for. So I at my expense and time got a big truck loaded it 6 times with garbage 3 times with metal and helped him pack and load what he took with him thinking he would at least help my niece and I get in a new place. We'll now be had sold the house for $200.000.00 cash sale and expects me to clean out the rest of what's left. I need to get paid is there anything I can do escrow will not close until the 22nd of next month.
