I’ve filed my lien. What is the time frame and my next step?

You need to file your lawsuit and record a Lis Pendens within 90 days of the date of recording your mechanic's lien. This is a strict deadline. Your lien will be invalid if you do not file a lawsuit within 90 days.

You have 90 days from the date of lien recordation to file a lawsuit in the county in which the property is located.

You have 90 calendar days from the date the lien is recorded to file a lawsuit in the County where the project is located. This is a strict requirement and it will be enforced by the courts. Failure to file suit in this timeframe automatically renders your lien null and void.
