TexasMechanics Lien

I have an owner demanding the lien on his property be released as he did not get any notices about the lien. Property address found by Zlien(levelset) he says is not his, yet property report on project shows his company as owner under the address everything was sent to. How am I to know what the owners address was. He may now have moved or used a home address rather than an office address

First, it's worth mentioning that it's completely natural for an owner's first reaction to a lien claim to be to dispute or challenge a mechanics lien filed against their property. Levelset discusses that idea here: My Lien Was Challenged — What Do I Do? To find out if a property owner actually owns and/or resides at a given address, a good first step might be to research (or, re-research) the property's ownership status. That should help clear up any potential discrepancies between what's in the public record regarding property ownership, and taking another look at all available resources in conjunction with the claims made by a property owner should help determine whether an owner's claims are legitimate. Regarding a home vs. business address - in Texas, required notices may be sent to the owner's last known business or residential address under § 53-056 through § 53-058 of the Texas Property Code. So, whether the notices were sent to the owner's business or residential address, should have little consequence. Plus, since the statute only requires it be sent to their "last known" business or residential address, there's some additional flexibility built-in.
