What is the fee to renew or extend a lien after 6-month sunset in Mississippi?

Unfortunately, there is no provision under Mississippi mechanics lien law that provides for an extension or renewal of a claim. Once an MS mechanics lien has been filed, it will only be valid for 180 days (6 months) after the claim has been filed. If no enforcement action has been initiated within that timeframe, the claim expires and will no longer be enforceable. If your claim has expired, there are still some options for recovery. Most notably, you can file a lawsuit against your customer based on breach of contract or unjust enrichment. Also, if the claim is under $3,500, you can bring these claims up in small claims court (known as "Justice Court" in Mississippi).
