Im getting ready to close on a piece of property to a person who leased the property for last 2 years. They entered into a contract with a construction contractor to erect a metal building. The leasing party did not pay them in full. After repeatedly sending invoices, the contractor placed a mechanic's lien on my land approximately 8 months after they performed work on the project. The title company wants to close knowing this lien is on the land, but I'm concerned about the liability of this lien. The contractor's attorney says the lien is valid, and they have also filed suit for payment.
