Notices to Owner and mechanics liens are very different, and it's crucial to know when to send the right document. We'll dive in with a little more detail below, but this article should help to better understand the purpose of a Notice to Owner (which is generally considered a type of "preliminary notice"): What is a Preliminary Notice?
When to send a Florida Notice to Owner
A Florida Notice to Owner is an informational document. It lets recipients know that you're providing supplies to the job, which improves communication and transparency on the job site (which, in turn, reduces payment problems). Additionally, when a supplier sends a timely Notice to Owner, that notice document also preserves the supplier's right to file a mehcanics lien later on if the supplier doesn't get paid.
So, sending a Notice to Owner at the beginning of every job makes a lot of sense. But, sending or filing a mechanics lien isn't appropriate unless there's a payment dispute on the project.
