Assuming you have properly perfected your lien, the next step is to actually provide a demand letter. Once a demand letter has been sent via Certified Mail, you will be following up with a lawsuit in District Court. Assuming that the property is not a residential homestead, your pleadings should include a cause of action for foreclosure of a mechanic's lien. Once you have proved in court that you were owed money, properly perfected, all offsets have been fully calculated, and the property in question is not specifically protected by statute, you will be given an order for foreclosure. After that, you begin post judgment collections (i.e. foreclosure) but that is a conversation for a later day.
